My friend loaned me a copy of this book to read before applying for a loan. I had credit problems in the past and thought it was impossible to obtain a mortgage. After taking the steps the author suggested in checking my credit and removing the errors I found, I sailed through the mortgage process and am now a home owner. Thank you, Ms. Garton-Good, for helping me make this happen!

I first read this book while I was learning to be a mortgage solicitor a few years back. I like how the book covers in detail all the information you need to get a loan backed by a mortgage. It covers everything from the loan process to a description of the types of loans you can obtain. This is important when shopping for a loan so you can make the best decision regarding this import financial move you will make.

I like how thorough this book is for the average reader and can be read in a few days.

The book may seem strange because it is in question and answer format which some people may not like. This book still has charts on interest and amortization schedules, this is best left to "The Mortgage Kit".

Some of the sections include:
1. The Mortgage Market Overview which describes the different aspects of the mortgages; from the brokers to the loan process.
2. Qualifying for a mortgage, the most important section of the book.
3. Comparison shopping which discusses the option to rent or to buy a house; Points, no closing costs loans and should you get a loan or pay cash.
4. Conventional Loans which describes the different and most common loans made be lenders in the mortgage arena.
5. Private Mortgage insurance for those who can not afford at least 20% down payment.
6. Adjustable rate mortgages.
7. Federal Housing Administration loans and their qualifications.
8. VA loan loans and how to get them.
9. Loan Programs with leverage.
10. Leverage from the seller such as seller financing.
11. After Closing: Managing the Mortgage.

I recommend this book and the Mortgage Kit (see my review) if you are shopping for a house these days.

If I could give him 4 ½ stars I would.

Enjoy

The process of buying a home is surely daunting and this book is very helpful on clarifying the scene before you get into the game without knowing what is going on around you. Although the market has changed a bit lately with interest-only loans and other new lending products, this book will provide you with the fundamentals of dealing with mortgage brokers and will help you decide for yourself, what is right fo you.

This is the 7th book on mortgages and home buying I've read in the last month or so and this is by far the best. Head and shoulders above the others
